In the United States, the real estate and mortgage industries depend on whether the property can be insured or whether it is "marketable". This means; if the insurance company will take into consideration the risk of adopting a policy that guarantees ownership or whether the land and the structures associated with it can be easily transferred without fear of external claims. The American Institute of Land Property Title, together with the American Congress of surveying and mapping and the National Society of Professional Surveyors, have developed and adopted a set of minimum standard requirements for land surveys that will be used in any legal matter relating to the conveyance and transfer of real estate. The ALTA survey is essentially a frontier survey that meets and exceeds the standards set in different states. In most cases, ALTA surveys are considered legally sufficient. These complete surveys require the written authorization of the customer. Many important revisions are addressed in the ALTA survey: boundaries, location, structural design, easements, invasions, impediments, etc.
